We retained Tim Flanagan to design our retirement home. It is a very tight, energy efficient, passive solar, net zero energy, FireWise home.

We have interviewed a lot of architects over the years in building two homes and a large addition to a third home. We have learned they tend to have different strengths and weaknesses. Some are very creative and generate brilliant designs. Some are expert in efficient floor plans and in ensuring those plans facilitate how you want to live in the house. Some are very good in working with clients: they listen, articulate their position with clarity, and respond timely. Others are good with technology and preparing plans with no ambiguity so there is a seamless transition to the construction phase.

The great thing about Tim is that he is solid in all these areas. He is, simply put, terrific. Pictures are better than words, so look at our house. It is the “Hidden Valley Residence” on Tim’s main Houzz page.

To illustrate the type of detail that Tim considers in his designs, look at the stone structures at the front of the house. They are not simply architectural features to add interest; they are also functional structural elements that reduce early morning and late afternoon sun from entering the house and overheating it in the summer.

Or look at the west wall in the public wing. So as to provide ample space for the living room without oversizing the kitchen, Tim angled this wall 10 degrees, which further created additional interest and focus to the south wall and the expansive views. Incredible.

Tim Flanagan came highly recommended and from our initial consultation, my husband and I were convinced that he was the architect to see through our extensive remodel of a barn and stables into a full-fledged guest cottage/second main house. Tim is an attentive listener and quickly perceived what we wanted, but it wasn't just "lip service." Tim knows his craft and communicates with great ease and is never condescending.

 

Tim understood the language of the existing buildings on our property and effortlessly applied and updated it to accommodate the needs of this new build-out. We made hardly any changes or comments on the first set of plans submitted to us, and our project proceeded quickly and efficiently thanks to the great groundwork that Tim and his team provided.
Plus he designs really gorgeous staircases!

I recently had the pleasure of working with Flanagan Architecture when I decided to remodel my 3300 square foot lakefront home designed and built in the late 1970s. Needless to say, it was quite an undertaking to embark upon.

I was familiar with the work of Tim Flanagan and despite the fact that my home would be a remote project for him, I hired the services of Flanagan Architecture. From the very beginning, Tim was extremely easy to work with. We worked together off of blueprints and photographs to create the vision I had for the entire house. It is challenging for me to translate drawings into three dimensional reality, but Tim was amazing in walking me through all the questions I had. He never rushed me to make decisions or questioned changes I made along the way.

The final product is genuinely a dream come true. Tim guided me to be able to create exactly the feel I wanted for my home. Now when family and friends come over, they pause in awe and say, "This is so you!" And that is how it feels. Like home. Only better.

From the first interview, throughout the design process, construction phase, to completion, and follow up Flanagan Architecture (Tim Flanagan) has provided perfect service and has created our dream home. The project came in within budget and any delays were caused by the contractor and/or weather. I can totally recommend him and his firm.

I've worked over 20 years with Tim Flanagan. His designs are spot-on and accurate. Tim has always been very professional and a pleasure to work with. I would recommend him to anyone who wants a great design and great experience.

Flanagan Architecture did an exceptional job in meeting our needs as a family. The design of our house house is functional, distinctive, and takes advantage of our tremendous views. We loved Tim's recommendations of using various siding materials to give the house extra depth and texture.

I had the fortune of working with Flanagan Architecture in 2014 when Southwest Open School, where I am the the Director, received a grant to build a new school-based health center. In my role as Director I have certainly worked with numerous contractors, vendors, and even architectural companies. My experience with Tim Flanagan and Flanagan Architecture was unparalleled. I found Mr. Flanagan to not only be an exceptional architectural designer, designing a perfect space for our school-based health clinic, but also an amiable, diligent, and thorough business man.

While I had contracted out many smaller projects for the Southwest Open School, I had completed nothing on the scale of a completely new building. Mr. Flanagan walked us gently through each phase, from the initial design, to meeting with the city managers, to soil teating, to gaining state approval for the project. Along this journey he was always copiously responsive to calls and inquiries. This project, which was an enormous undertaking in the midst of a school year, was made tremendously easier and smoother with Mr. Flanagan and his companies support. Again, his design was a perfect match for our campus and for the needs of the school-based health clinic. Today, it is literally the most beautiful space on campus.

When we secured the general contractor, again, Tim Flanagan supported all communication and collaborative to ensure that the building process was the least disruptive to the school schedule and that when maintained our rigid and short timeline. Due to the nature of the grant, we only had about 2 1/2 months to complete the project, Mr. Flanagan ensured that we stayed on track.

Mr. Flanagan was so pleasant to work with that I still communicate with him from time to time. I have several times asked him for guidance on personal home projects. Most recently, he has offered to conduct a job shadow for a Southwest Open School student interested in engineering and architecture.

I thoroughly enjoyed working with Tim Flanagan and Flanagan architecture. I recommend him without reservation.

I worked with Flanagan Architecture on several occasions and the outcome of Castlerock House was at the pinnacle. From the minute we walked on to the lot and examined the views, every aspict of design fell into palce. Tim listened to my ideas and took them one step further. In the end the house ended up on the cover of Luxe MAgazine. TIm was excellent to work with on all aspects.
